The Property

What is already in the ground.

Roughly 60 acres in San Antonio de Puriscal. The land carries a surveyed 32-lot plan with roads, drainage and buried water lines already installed to serve it.

What follows is what a developer needs in order to price the work already done — and the constraints that come with it. Full lot-by-lot records, registry documentation and the concession file are provided with the diligence package once an inquiry is confirmed.

Infrastructure

The approach is paved, then gravel, then a short unpaved stretch.

ACCESS AND ROADS

Registered right of way, no public frontage.

The property has no public road frontage. Access runs over two recorded rights of way — Tomo 347 Asiento 11263 and Tomo 574 Asiento 34597 — covering vehicle passage, electrical lines and water lines. The first is seven meters wide over servient property 38,787-000. Both are registered and run with the land, so they transfer with the property rather than depending on any neighbor’s goodwill.

The approach is paved, then gravel, then a short unpaved stretch. Internal roads are gravel with gutters and are well maintained; low-clearance vehicles can struggle in the rainy season. Road improvement is the strongest single recommendation in the 2022 valuation, and it is the most obvious place a buyer adds value.

WATER

Private well under concession.

Supplied by a private well within the property, operating under a MINAE concession. Well capacity is reported at 25 gallons per minute. That figure has not been independently verified, and the volume the concession authorizes for extraction is a separate number stated in the concession file, which is provided with the diligence package. Buried distribution lines run throughout the plan. This is not a public water system — there is no AyA or ASADA connection.

ELECTRICITY

Live across most of the plan.

Service is live on lots 1 through 23. An extension to lots 24 through 32 is planned and not yet complete.

DRAINAGE

Built into the road network.

Internal roads are cut with gutters, carrying runoff through the plan. On hillside terrain in a climate with concentrated rainfall, drainage installed alongside the roads is materially cheaper than drainage retrofitted after them.
